History of the Property:
In the 1980's the property was sold to a developer who planned condos and timeshares in phases. The developer received final site approval from the County and began building. Water and sewer lines were installed and rough grading completed on the lots. Two phases of condos were built before the developer ran into financial setbacks and ceased building. The developer's plans expired. In 2005, we acquired two lots (Lot #3 and Lot #4, 15.12 acres per County). Any new development would have to have new plans submitted to County before going forward.

Buildable Lots:
What determines the maximum density is the Fire Safety Overlay (FSO) based upon a slope analysis of the property. In short, there is a maximum density of 4 units per acre on a 0 - 15% slope, 2 units on a 15 - 30% slope and 1 unit on a slope between 30 - 40%. A recent slope analysis by Steve Calkins, certified surveyor, revised the original slope analysis as some grading was done on Lot #3 and Lot #4 subsequent to original slope analysis. Mr. Calkins estimates up to 29 attached or detached homes may be built on Lots #3 and #4.The final number of units that can be built can only be determined and approved by the County of San Bernardino.

Access/Ingress and Egress:
Access to and from Lot #3 and #4 are through the "access opening" dedicated on Tract Map 11040 of the County of San Bernardino (recorded document #82-119644, recorded June 18, 1982). All lots (1 -5) have ingress and egress rights through the main gated entrance off North Bay Rd. designated on the Tract Map and as agreed in two Easement Agreements (County of San Bernardino recorded documents: Easement Agreement, document #83-108174 recorded May 18, 1983; and, Amendment to Road Easement, document #19980367961, recorded August 8, 1998). As part of the original subdivision of Tract 11040, there is no direct access from North Bay Rd to Lots #3 and #4 except through the main gate as specified. Lot #3 abuts Cedarwood Drive and the County Planning Department said it would consider with a new development making Cedarwood the entrance point for new homes on Lots #3 and #4. Currently, Cedarwood Drive is designated as an emergency exit only route.

Utilities:
On Lot #3 and Lot #4, water and sewer lines were installed per Lake Arrowhead Community Services District (Water District) and water is running on the property. The County estimates between 2 - 300 feet of pipe is still needed to connect the sewer to the main at the perimeter. Because the original approved plans expired, new application will need to be made for water service. The Lake Arrowhead Community Services District (Water) has issued new requirements for water service in Arrowhead Woods (see LACSD Ordinance 65: New Connection Policy). Phone and electrical mains are located on the perimeter of Lot #4.
